HMK Property will advise you on how best to prepare your property for the rental market
Design marketing material, to include boards, photographs, brochures, and floorplans
Arrange viewings for all potential applicants
Gather feedback and process applications following viewings
Complete enhanced background checks on successful candidates
Preparation of contract and arranging signatures
Ensuring landlords are compliant with new regulations surrounding gas safety, carbon monoxide alarms and electrical reports
Collecting 1st month’s rent and deposit upfront
Lodging deposit with the TDSNI scheme within HMK Property’s custodial account
Preparing a detailed inventory report prior to tenant moving into the property
Checking the tenant into the property

Please note, once the tenant has moved int the property it will be your responsibility to manage the property, and you will be the main point of contact for the tenant should any issues arise

Flexi Let

All services associated with the ‘let only’ package
After ‘tenant check-in’ HMK Property will retain a key to the property
Carry out quarterly inspections on the house, ensuring the tenant is maintaining the property to a high standard
Completing an inventory report after each inspection, highlighting any potential issues that may need addressed
Monthly rent collection along with statements

Please note that our flexi let service does not cover maintenance Landlords will be the main POC for the tenant and will be responsible for organising trades, access to the property and payment should any maintenance issues arise

Full Let Management

All services associated with the let only and flexi let option
HMK Property will act as the point of contact for the tenant – including a 24/7 call out service in case of emergency
Ensuring all maintenance issues and disputes are resolved in a timely manner
Pay contractors accordingly each month, with a breakdown of costings sent to landlord
Ensuring landlords remain compliant with safety regulations – organising annual inspections and certificates
Schedule ‘check out’ inspection and organise the property to be relisted on the market reducing void period

This is ideal for those who wish to take a hands-off approach to property management
