Free Valuation

At HMK Property Management we offer a free rental valuation from an expert letting agent. With a wealth of local knowledge of the rental market, we will give you a realistic and more importantly an achievable valuation of your property.

  • Visiting you at your property and providing a free rental valuation
  • Advising you on compliance with the various safety regulations
  • Locating suitable tenants
  • Accompanying tenants to view the property
  • Obtaining and evaluating references and credit checks
  • Preparing a tenancy agreement and arranging signature by the tenant
  • Collecting deposit and first month's rent
  • Checking the tenant into the property and agreeing the inventory

  • Carrying out annual gas safety/fire safety inspections
  • Quarterly property inspections
  • Subsequent report issued to tenant and landlord

Full Let Management

  • Rent collection, paying you promptly, together with a detailed statement
  • Paying regular outgoings for you, if required form rental payments
  • Inspecting the property periodically and reporting any problems
  • Arranging any necessary repairs or maintenance, first liaising with you in the case of larger works
  • Maintaining regular communication with tenants and renewing tenancy agreements when necessary
  • Checking tenants out as required, re-letting and continuing the process with the minimum of vacant periods
